Welcome to Periwick Barn

Periwick Barn is a converted oast house built of Kentish ragstone and brick set in the heart of the lovely village of Plaxtol. It was originally constructed to dry hops for beer making but was converted into a comfortable family house in the nineteen-seventies. The pub, church, butchers and village shop / post office are all less than five minutes walk away.

Bed and Breakfast

The guest bedrooms (one double and one twin) are located in the old oast roundels overlooking the peaceful garden at the rear of the house. Guests have the exclusive use of a family bathroom with bath, toilet, basin and spacious shower cubicle. There is also a second toilet.

We like to create an informal atmosphere for our visitors, as many of them are now considered to be our friends. For this reason we serve our full English breakfast in the farmhouse style kitchen so that they can chat to us while we are cooking.

The Plaxtol Area

There is lots to see in Plaxtol and it is an ideal base for walkers, with the Greensand way just a mile away and many footpaths passing through the village into the fields, apple and cherry orchards and coppiced chestnut woods for which the 'Garden of England' is so renowned. Ightham Mote, a National Trust property lies just a mile away, and there are many other historic houses and gardens within easy reach.

Transport Links

Sevenoaks Railway Station is seven miles away, and from there London can be reached in under an hour.

The M20, Dover to London motorway, is also within easy reach, as is the M25.

We have ample off–street parking.


Much as we love dogs, we regret that we cannot have them to stay as we have two cats.

Periwick Barn is a non–smoking house.

The price per room per night, including full English breakfast, is £80 for double, or £65 for single occupancy. We are unable to accept cards, so payment may be by cash or cheque.
